What actually gets collected, and when

Every rental community structures its move-in costs a little differently, and published deposit figures rarely reflect what’s actually negotiable for a well-qualified, broker-referred applicant. Here’s the general sequence Monica walks clients through at every one of these buildings.

An application fee plus a small holding deposit reserves the specific unit while your application processes — typically refundable if you’re not approved.

Step 02

Approval & Lease Signing

Once approved, the security deposit (or a deposit-alternative surety bond, where the property offers one) is due to execute the lease. Amount varies by credit profile and building.

Before Move-In
